| Content Summary | Η συγκεκριμένη διπλωματική εργασία σχετίζεται με την υλοποίηση μιας ρεαλιστικής τεχνοοικονομικής μελέτης για την ιδρυτική επένδυση ενός σχεδόν αυτόνομου ενεργειακά θεματικού πάρκου. Ταυτότητα αυτού είναι η παρουσίαση τόσο του τρόπου επεξεργασίας αγροτικών προϊόντων κατά την Προ-Βιομηχανική Περίοδο, όσο και η ζωή ενός προγόνου της οικογένειας του επιχειρηματία, που διακρίθηκε σε παγκόσμιο επίπεδο στο χώρο της πάλης. Αρχικά, παρατίθενται τα απαραίτητα στοιχεία για την ελληνική τουριστική αγορά, ενώ παράλληλα προσεγγίζεται η έννοια του εναλλακτικού τουρισμού, καθώς και οι μορφές του, όπως αυτές θα εντάσσονται στις δραστηριότητες της επιχείρησης. Στη συνέχεια, παρουσιάζεται η κατάσταση του υφιστάμενου ελληνικού ενεργειακού κλάδου και προσδιορίζεται η θέση και ο τρόπος λειτουργίας της τουριστικής μονάδας στην πράσινη επιχειρηματικότητα. Ακολουθεί μια λεπτομερής περιγραφή των συνιστωσών του θεματικού πάρκου και πιο συγκεκριμένα των υποδομών, του προϋπολογισμού, καθώς και του χρονικού προγραμματισμού αυτού, προκειμένου να διαμορφωθούν τα πρώτα στοιχεία για την τελική οικονομική αξιολόγησή του. Μέσω της αξιολόγησης αυτής, ελέγχονται και αποσαφηνίζονται οι προοπτικές και η βιωσιμότητα της επένδυσης με τη χρήση ανάλυσης ευαισθησίας, δηλαδή με τη διαμόρφωση τριών σεναρίων (αισιόδοξο, αναμενόμενο και απαισιόδοξο), καθώς και με την ανάλυση νεκρού σημείου, όσον αφορά τη μεταβλητότητα των προβλέψεων. Η χρηματοοικονομική αυτή αξιολόγηση, ολοκληρώνεται με την εφαρμογή της μεθόδου του Εσωτερικού Βαθμού Απόδοσης, κατά την οποία και συγκρίνονται συνολικά τα τρία πιθανολογικά σενάρια. Βάση των οικονομικών μεταβλητών και παραδοχών που σχετίζονται με τα εν λόγω σενάρια, αποτελούν μια εξειδικευμένη δειγματοληπτική έρευνα και επεξεργασία δεδομένων, οι οποίες αποβλέπουν στην όσο το δυνατόν πιο ρεαλιστική προσέγγιση των συνθηκών ίδρυσης, οργάνωσης και λειτουργίας της επιχείρησης. Τέλος, παρουσιάζονται τα συμπεράσματα για το υπό μελέτη επενδυτικό έργο, τα οποία μάλιστα το καθιστούν (πλην του τρίτου σεναρίου) αποδεκτό και βιώσιμο, ενώ ταυτόχρονα αποδεικνύουν τόσο τη δυνατότητα ικανοποίησης των αναγκών της αγοράς, όσο και τη σημαντική συμβολή του στο σύγχρονο αναπτυξιακό μοντέλο της πράσινης ενέργειας. | el |
| Content Summary | This senior thesis is related to the implementation of a realistic techno-economic study for the founding investment of an almost autonomous energy theme park. The park’s identification is the presentation of both the way of processing agricultural products during the Pre-industrial period, and the life of an ancestor of the investor’s family, who was distinguished worldwide in the field of wrestling. Initially, the necessary data for the Greek tourism market are presented, while at the same time the concept of alternative tourism is approached, as well as its forms, as they will be included in the business’ activities. Then, the situation of the existing Greek energy sector is presented and the position and the mode of operation of the tourist unit in green entrepreneurship are determined. The following is a detailed description of the theme park and more specifically the infrastructures, the budget, as well as its time planning, in order to formulate the first data for its final financial evaluation. Through this evaluation, the prospects and viabilities of the investment are checked and clarified using sensitivity analysis, by formulating three scenarios (optimistic, expected and pessimistic), as well as by a break-even point analysis, regarding the variability of provisions. This financial evaluation is completed with the application of the Internal Rate of Return method, during which the three probabilistic scenarios are compared. The basis of the economic variables and assumptions related to these scenarios is a specialized sampling research and data processing, which aim at the most realistic approach to the conditions of establishment, organization and operation of the tourist unit. Finally, the conclusions for the study project are presented, which in fact make it (except for the third scenario) acceptable and sustainable, while proving both the ability to meet market needs and its significant contribution to the modern development model of green energy. | en |
