The subject of this thesis study is the assessment of the current state and the rehabilitation of the building of the former Keranis Tobacco Industry, in the city of Piraeus. The building is located at the intersection of the Athinon and Pireos Avenues. It is a building 30 meters high and comprises of an area equivalent to a building block of 5 acres. The intervention lies in the careful management of key and sensitive issues, such as integration of the new usage into the built environment, the preservation of memory, as well as the need for housing. The rehabilitation is planned with the inclusion of multiple uses on all levels of the building, creating an “elevated city”. The uses that were installed were chosen in a way that would help in the best possible assimilation of them from the surrounding area. On the first three levels, the building functions as a commercial and entertainment center. Residential uses are developed on the remaining upper levels, which are specialized in two housing groups: the student residences and the independent residences for all social and economic strata. Finally, key elements of the study were the creation of a mixture of all the uses, but also with the building itself, which was processed in a way to be accessible by anyone.
