The aim of this paper is to compare the asset and operational rating of buildings by the creation of athermal model in TRNSYS 16 in order to simulate the thermal behavior of a multistory (sevenfloors) office building that belongs to BYTE Computer S.A located in Athens, Greece. The datacollected for the building were based on engineer designs and studies, in-situ measurements andmainly on the Building Management System (BMS) which is implemented in the building. Thebuilding was modeled by dividing it into 45 thermal zones. The simulation results are comparedwith the measured values provided by the BMS for two periods (winter and summer). The resultsprocessing leads to conclusions concerning the reliability of the model, the accuracy of asset ratingcomparing to operational rating, as well as its usefulness in building retrofitting scenariosevaluation and its application as a general energy audit model for office buildings in Greece.
