Summary

The scope of this dissertation is to investigate - from a financial perspective - the profitability of an investment plan in the city of Heraklion in Crete. For this purpose, the financial metric used to assess the profitability of establishing this hotel accommodation, will be the Internal Rate of Return (IRR). This report will also evaluate the potential effects of competitive structure of the local market and the existing price policy regarding hotel rates on the above-mentioned assessment. It will be argued that the degree of competition and discount rate have significant implications to the degree of profitability of our investment. The results show that the first – best scenario, which is defined according to the type of investment plan chosen, is to build a hotel accommodation with four independent family rooms and one independent room for breakfast. However, in the event of choosinga lower discount rate to finance theinvestment, it is argued that, under certain circumstances, a venue with five independent family rooms and without a breakfast room, constitutes also a profitable investment plan.
